Renovating a Toronto condo is not just about design — your condo corporation and the city set rules you have to follow, or you risk a stop-work order. Here is what to know before you start.
1. Board approval comes first
Most Toronto condo corporations require a renovation application 2–4 weeks before work begins, including scope, drawings, contractor insurance and WSIB clearance. Boards that meet monthly can take 6–8 weeks.
2. Insurance & WSIB
Your contractor must provide certificates of insurance naming the condo corporation and proof of WSIB coverage. This is non-negotiable in almost every building.
3. Working hours & elevator booking
Most buildings restrict construction to weekdays (often 9–5) and require you to book the service elevator for deliveries and debris removal. Plan the schedule around these limits.
4. Protecting common areas
Hallways, elevators and lobbies must be protected, and daily cleanup plus proper debris disposal are usually required.
5. Permits vs board approval
Most interior condo work needs board approval rather than a city permit — but structural changes, plumbing relocations or anything touching common elements (like the building's plumbing stack) may require a permit and engineering review.
6. What you usually cannot change
You cannot move or alter common elements — the plumbing stack, exterior windows, balconies or load-bearing structure — without corporation approval and often engineering.
