Do I need a permit to renovate in Ontario?
It depends on the work, not the room. As a rule: if you change the structure, plumbing or electrical, or add a dwelling unit, you need a building permit. Cosmetic, like-for-like work usually does not. When in doubt, your municipality's Building department has the final word.
Work that usually NEEDS a permit
- Removing or moving walls (especially load-bearing)
- Adding or relocating plumbing fixtures or drains
- New electrical circuits, panels or major additions
- Basement underpinning or lowering the floor
- Creating a bedroom (egress) or a legal second suite
- Additions, raised decks and any structural change
- Most condo renovations (board approval, and often a permit too)
Work that usually does NOT need a permit
- Painting, flooring and trim
- Replacing cabinets or a vanity in the same spot
- Like-for-like fixture swaps with no plumbing relocation
- Most cosmetic refreshes
Richmond Hill & GTA specifics
Permit rules and timelines vary by municipality. In Richmond Hill, interior alteration permits are typically issued within a few weeks when the application is complete; second-suite and structural permits take longer and require drawings. We prepare and submit the full package so it is approved the first time.
Why permits matter
Unpermitted work can mean an order to comply, fines, problems selling the home, voided insurance and unsafe results. A permit gets your drawings reviewed and the work inspected — protection worth far more than the fee.
