Questions to ask before you hire a renovation contractor

Hiring the right contractor in Toronto or the GTA is the single biggest factor in how your renovation turns out. Before you sign anything, ask these questions — the answers separate the professionals from the risks.

Licensing, insurance & safety

  • Are you licensed, and can you show proof of liability insurance and WSIB coverage?
  • Who pulls the permits — you or me?
  • Will the same crew be on my job, or do you use subcontractors?

Experience & references

  • Have you done projects like mine in this area?
  • Can I see recent work and speak to past clients?
  • Do you have Google reviews I can read?

Price, contract & changes

  • Is this a fixed price or an estimate — and what could change it?
  • What is the payment schedule?
  • How are change orders and surprises behind the walls handled?
  • What is included — and what is not?

Schedule & communication

  • When can you start, and how long will it take?
  • Who is my point of contact day to day?
  • How do you protect my home and clean up?

Warranty

  • What workmanship warranty do you provide — and is it in writing?

Red flags to watch for
