Questions to ask before you hire a renovation contractor
Hiring the right contractor in Toronto or the GTA is the single biggest factor in how your renovation turns out. Before you sign anything, ask these questions — the answers separate the professionals from the risks.
Licensing, insurance & safety
- Are you licensed, and can you show proof of liability insurance and WSIB coverage?
- Who pulls the permits — you or me?
- Will the same crew be on my job, or do you use subcontractors?
Experience & references
- Have you done projects like mine in this area?
- Can I see recent work and speak to past clients?
- Do you have Google reviews I can read?
Price, contract & changes
- Is this a fixed price or an estimate — and what could change it?
- What is the payment schedule?
- How are change orders and surprises behind the walls handled?
- What is included — and what is not?
Schedule & communication
- When can you start, and how long will it take?
- Who is my point of contact day to day?
- How do you protect my home and clean up?
Warranty
- What workmanship warranty do you provide — and is it in writing?
Red flags to watch for
Cash-only deals, no written contract, no insurance, large upfront deposits, prices that seem too good to be true, and pressure to decide fast. A reputable contractor welcomes these questions.
